Standard surveys don't cover drainage
A homebuyer or full building survey looks at the visible fabric of the property. Drainage is underground — it's outside the scope of the surveyor's report unless you specifically add it. That's why unexpected drainage repair bills are one of the most common post-purchase shocks.
What a drain survey actually covers
A pre-purchase drain survey pushes an HD CCTV camera through every accessible drain run and produces a video, a defect log graded against the WRc standard, and a plain-English summary with indicative repair costs. It typically takes 60–90 minutes on site and the report is emailed within 24 hours.
What it costs and what it saves
A survey typically costs £250–£450 depending on property size. A single patch drain repair costs £400–£800. A full excavation and re-lay can exceed £5,000. If the survey identifies problems, you can negotiate the price down or ask for repairs pre-completion — either way, the survey pays for itself many times over.
When you definitely need one
Property is over 50 years old, mature trees within 10m of the drain run, previous drainage disclosures on the property information form, extensions built without building-control drainage sign-off, or your solicitor recommends one. In any of those situations, a survey is essential.
